All I’m saying is you are making it sound way harder than it is. You can buy a 4 plex as a primary residence with 3.5% down and pay your mortgage with rental income. Live there a few years, sell it. 1031 it into something bigger. Yada yada yada..there’s money to be made if someone wants to work at it and use the system as it’s designed.
I think you are making it sound way easier than it is. When was this scenario you describe? 2006 when banks would lend anyone with a pulse money? I'm not saying it is impossible, just that it is more rare than common.

I did it at 29 in 2019. Would have done it in 2006 but I was sitting in sophomore English class…😁
 
Big deal? Maybe not. But for 88% of Americans it would be a better spot than they are now. How many are younger than 40? I guess 1% is 1 million working Americans, but still, it is an accomplishment to be proud of for sure.

Why settle for a million?

 
Maybe. I agree 39 is waaaay different than 30. But I would still love to see the equation. Is the mortgage being subtracted out? Married? Kids? You eating eggs or spam? you know, the basics. ;)
Just because you didn’t doesn’t mean it wasn’t / isn’t possible. My wife and I had a net worth of less than $50k when we were married at 22. We haven’t inherited any money or any other assets. We cleared the hurdle in this thread before 40. Good jobs, consistent savings, a commitment to investing and keeping spending in check goes a long way.
