Moving to the South?

MN's North Shore and Duluth is about to get absolutely crushed by Californians in the next 5-10 years.
Actually, that crush started in 2020 with Covid. All the Californians and Arizonans were suffering under huge heat waves, incredible drought, forest fires that would not quit, and just general nastiness, so they started buying land and homes over the phone based on just internet showings. They are all planning to move the North Woods and live with the wolves, stay cool, telecommute back to their West Coast job and West Coast salary, while drinking Lake Superior dry. This has not worked out well for most of them but they punched the real estate market out of the galaxy and it still remains up there.

That they didn't reckon on 150" snowfall or bugs that could drain a cow of blood in 15 seconds, is all to their lament, but so it goes. That's what the influencers forgot to tell them. And then they got the news to report back to the office. :D
 
Grew up in Arkansas, lived in Kentucky for a few years, and now live in Oklahoma. Oklahoma is great if you don't mind really unpleasant weather for 120 days in the summer. Cost of living is good IMO and with your purported skill set, you can make a good living. Happy to answer any questions you may have.

Over 1/2 the Counties in MT have an assessed median home value of less than $200k. Not assessed value does not equal market value, but I would think you don't have to travel nearly as far as OK to find an affordable house.
 
Scobey is a great community. Lived there for a little while. Golf course, tons of public land, the Pondy, the Poplar River. I’d live there before I moved to Bozeman
I’ve only been there in December but I’ve loved it. Seems like a great little town. I may end up in Glasgow later this month but I wanna go back to Scobey.

The winter is peaceful there. Quiet, cold, snowy, dark, and it’s always warm and inviting at the local watering hole. Can’t go wrong with Glasgow either. I’ve been trying to talk my wife into moving somewhere like Glasgow or Scobey for a while now.
 
My wife and fam are talking about possibly moving to Oklahoma… I am very skeptical but at the same time, it has simply become too expensive to survive here in the Gallatin Valley. I love it here and never in a million years want to move. I have been saying that if my rent goes up I will not pay another red cent. Period. It’s gone up 700 dollars in 4 years and don’t seem to be slowing down. I’ll never be able to afford a home here and I could get a marvelous looking home there for an affordable rate, although I do not know top wages yet.

Honest question, not trolling at all. Have you found it easier to make money in the trades in the valley since 2020?

I have, and based on what I’m paying the few subs I use they have too. My observation is what I pay for labor has outpaced rent increases, as significant as they have been.

I’m very aware of how far behind the curve people who didn’t get into real estate previously are around here (and don’t like it even if it somewhat favors me), but I personally see plenty of opportunity in the trades, specifically for people willing to be a bit creative and entrepreneurial.

Higher cost of living areas have lots of challenges, but lots of opportunity for people who can figure out how to do business there.

If you decide to make a move, I get that, and wish you the best. It’d be very hard for me to leave the mountain west, but that’s admittedly quite personal.

What do you get to hunt OTC there every year? Or what states do you like to hunt that neighbor and what’s that run ya? Where bouts you stay again? Central OK? Like I said, I’d have to be within hour of OKC… sounds like I might have good work there lined up if I wanted and my wife keeps sending me all these houses on acreage that are ridiculous….. 😅
