I'm more shocked by "no garage" than I am about $400k.

I asked the guy to quote a garage as well....he somehow left that out of the quote.

The easy answer to how much it will cost to have a new home built is to take the total material cost and double it. You’ll be very close to a final cost. Most people aren’t able to come up with this number but if your doing a small basic home it’s fairly simple. Same thing goes for outbuildings and garages as well.

One of the reasons I built my own home was because this number can get large quickly.

If a contractor "forgot" to bid a garage on your project. I'd look to other contractors. mtmuley

I dont know if I am going to able to afford this.....Is anyone else building right now? The price for building a new house is absolutely out of sight.

2500 SQ FT house on a slab with acid washed floors, with no garage, is over 400K....

In the UK that would be around $530k, but not include the price of the plot!
However our houses are mainly of brick construction.

I ordered some roofing last week and the salesman said the cost of materials for a 2K house was about $125/sq ft.

NAHB sent a letter to President Trump expressing the housing industry's growing concern and seeking prompt action regarding soaring lumber prices and supply shortages that are harming the housing sector and the economy.

However, builders are seeing shortages of lumber resulting in an 80% increase in lumber prices since mid-April. Framing lumber prices reached a record high in late July, while oriented strand board prices have increased 138% over the past year. These sharp increases are unsustainable, particularly in light of the housing affordability crisis.
