I have a B tag there this year. First time hunting it but always seem to see antelope when driving through it, although this year the numbers seem less than years prior. Planning on taking my 4 year old on her first hunt the second weekend of the season this year. Good luck!
Honestly I think you’d need to be side by side to tell a difference in the HD vs non. A non HD swarovski is still superior to most of what’s out there. IMO price is definitely fair. If this was angled I’d buy it in a heartbeat.
If you have an appraisal that’s that recent, you absolutely should be able to appeal it based on that. The state doesn’t know jack on how to appraise properties.
I made the comment tongue in cheek, but the fact that a fairly straightforward draw is taking longer than the non-res tags and D/E permits took is a head scratcher for sure…but then again this is FWP technology we’re dealing with here.

I’ve worked in banking for 16 years and I have never seen total loan costs from a reputable lender anywhere close to 4% of the principal balance regardless of credit score. If anyone has paid that, they got absolutely screwed.

For a loan that small if those fees did apply wouldn’t come close to the tax hit. It’s likely that the appraisal would be waived, title insurance is typically paid by the seller, and origination is approximately 1%, so $1k. For $100k loan I think the absolutely MAX he’d be looking at for loan...
Are your retirement funds coming from a Roth or a traditional? Ie are they taxable or not. If they’re taxable and they kick you into a higher tax bracket at 24% then it seems like a no brainer to get a mortgage at 6% and let your retirement funds stay invested. Not sure what they’re invested in...
